Enter a monthly asking price to see how it compares.
Raises the fair-price baseline by 15%, since furnished units legitimately command a premium.
Pro tip: This baseline includes all long-term leases registered with a rental guarantee agency.
Pro tip: The INE average covers leases signed at any time, so we add 3% to the benchmark for a fresh lease today. Asking prices in listings still tend to run higher than that.
Pro tip: Piriápolis averages above the Maldonado department figure but remains well below Punta del Este and Punta Ballena — don't let a Punta quote set your expectations.
Pro tip: Landlords quote higher prices if you're negotiating close to the peak rental months of January and February. If you're signing an annual lease rather than a short-term rental, you're usually in a better position to negotiate a lower rate.

How this math works
The three usage levels are built from real household patterns identified in Uruguay's national energy survey, such as gas vs. electric water heating and typical seasonal AC and heating use. We use those patterns to estimate a realistic kWh range for each lifestyle, then apply the real, exact UTE utility rates to that consumption. This gives you a transparent, grounded starting point for budgeting.
Pro tip: Save on electricity by choosing a double or triple tariff smart plan and shifting dryers and water heaters usage to off-peak hours. See our full utilities guide for details.
Pro tip: Utilities are almost never included in long-term annual leases, unlike short-term tourist rentals. Budget for them separately.
